In Baltimore, Maryland, homeowners often face various repair costs for household systems and appliances. Here’s a detailed breakdown of what you might expect to pay for common repairs in different categories:
When considering a home warranty in Baltimore, Maryland, it's important to keep several local-specific factors in mind to ensure you get the most out of your investment:
While there’s no single dedicated agency directly regulating home warranty companies in Baltimore, Maryland, a few aspects are essential to remember:
Maryland Service Contracts and Consumer Products Guaranty Act
This act outlines certain requirements for service contracts, including home warranties. It mandates companies to disclose contract terms, exclusions, and limitations. However, it doesn’t have an enforcement body specific to home warranties.
Maryland Home Improvement Commission (MHIC)
The MHIC licenses and regulates home improvement contractors, but their authority stops at ensuring the initial work is done properly. They don’t enforce or regulate ongoing warranties offered by these companies.
Maryland Department of Labor
The Maryland Department of Labor requires clear explanations within property sale documents for new construction warranties. This ensures transparency about coverage provided by the builder.
In conclusion, selecting the best home warranty company in Baltimore requires careful consideration of coverage options, customer reviews, and costs. Do your due diligence to find a provider that aligns with your specific home needs and budget.
Baltimore experiences a humid subtropical climate with hot and humid summers and relatively mild winters. Therefore, home warranty claims often involve HVAC system failures, roofing issues like leaks or damage, plumbing problems, appliance malfunctions (especially refrigerators and washing machines), and water heater repairs.
Pools are one of the most important parts of Baltimore homes, considering the city’s hot and humid climate. Yes, many home warranty companies offer coverage for pool repairs as part of their optional or add-on coverage. The company will determine the pool parts covered and the type of optional add-ons the homeowner opts for.
Yes, a home warranty can be worth it in Baltimore City, especially if you have older appliances with limited DIY skills. Home warranty plans can bring convenience and peace of mind in dealing with potential repairs or replacements.

Extremely disappointed in Choice Home Warranty and would not recommend them to any of my friends/associates. I am a long time customer. As you know, as your home and appliances age, things start to break down. I had minimal need for Choice Home in the first few years and Choice home did come through for me. This year has been a different story. I had a problem with my dishwasher…Choice Home denied the claim. Last month, my microwave oven stopped working. Choice Home determined that it would cost more to repair than to replace. As such they offered me a whopping $191.00 to replace it. In addition, I will have to find a technician on my own for the installation. First of all, it is impossible to find an over-the range, set-in microwave for $191.00. Secondly , it will take Choice Home 30 days to send me the $191.00 in an eCard to Lowes. Suppose I prefer a different vendor other than Lowes? Thirdly, I am quoted a price of $200.00 by the electrician for the installation. I sincerely hope that I will not need Choice Home again before my contract expires in October. I’m already looking at other home warranty companies. View less

Up until Sears filed bankruptcy, I purchased mainly Sears Appliances for my home. My stove, deep freezer, washer and dryer all came from Sears. I bought the extended home warranty. Yesterday for the first time my deep freezer started malfunctioning. I called Sears for service and to my chagrin I was told that my deep freezer that was purchased the same time as my washer and dryer was not under warranty. Let me deter by saying the automated service had signed me up for a service call and charged by account $75.00 yesterday but, it ended the call stating that it was servicing my range, so I stayed online to inform the rep that my deep freezer needed service not my range. I was completely shocked when Sears told me that deep freezer was not under warranty. Why when I signed up for Sears Home warranty in the "1990's" I was told that all of my appliances were under warranty. Yesterday, the member service person Joses stated that he would call me back at 9am the next day with a 30-day free service and sign me up for to receive service on my freezer which would be $3.00 extra a month. He stated that I could not add additional services until August 5, 2022. OK so did I get a call back on August 6, 2022. NO!!! I called THE NEXT DAY August 5th and after being put back and forth in the customer service que per several times yes and doing the complete verification I was transferred to Gabriel ext 50707 who told me that I had to pay $36.00 in full for the service in which I did. Gabriel then stated I could not put a service call in until next day. I requested to speak with his supervisor who was not available then his manager whom he did not know. He then transferred me into a que and left the call. AWFUL SERVICE My service request number was 432557View less

When I place an order AHS responds quickly with contractors to assist. For past 3 or 4 yes I have had no complaints. The contractors from businesses that are referred are very professional, knowledgeable, share information, may suggest variable options if needed. I have no problem in referring AHS to family, friends and other landlords.

Responsive, friendly and professional. Not sure what else you would want from a warranty company but they have always provided assistance and good coverage. They take time to understand the issue before sending it to a contractor.

In two weeks had to have both my AC and my oven repaired. The process was fast, professional and positive. Both of my appliances are now up and running. The copay was only $75.00 and local small businesses were used. Thank you American Home Shield.

Service was excellent - timely & very professional. Explained the issue of the air conditioner. A new system was not needed as another company had stated. The problem was quickly fixed & the price was very reasonable.

They have the easiest contacting process that I've ever experienced anywhere! The online filing system saves time from both ends and it's more convenient for people who do not want to be stuck with a phone in their ear, waiting for their call to be answered

Claims process was fast and service call was executed flawlessly! Technician arrived on time, diagnosed the problem and promptly made the repair. Only issue was the wait from a Sunday filing to Wednesday repair visit...that timeframe needs to be shortened!

My husband and I recently moved and AHW has consistently been a second set of eyes and hands for us. We're so happy with their support, nothing to change, nothing to improve about it, I recommend.

We had a technician come out and he fixed it in within the hour. The second experience was my washing machine. I had someone come out, look at it and order a part. We had to wait for 3 weeks for them to fix it. It was inconvenient, but they fixed it. The technicians were great. The first technician was wrong and his first diagnosis was wrong. The guy who came out to fix it with the part said, “The first one was wrong. He didn’t even need to wait for the part.” So, i ended up having 3 weeks wasted. But it was fine. It was fixed, which is what counts.View less

But they didn't have me on their schedule. They said that Choice had contacted them with my information but had never confirmed with them. I'm glad I called!!! Fortunately CJ from Lowery was able to come out anyway to check the leak. He didn't find a leak, and he did a good job of testing all the places where a leak might have occurred. CJ told me to call the gas company and have them come out and pinpoint where the leak was. Choice did a great job of contacting someone to come out and of notifying me when they were coming out. Not sure why the HVAC company didn't get a confirmation from Choice, but all is well that ends well.View less
